Follow Up Boss + Your LOS: Closing the Sync Gap

Follow Up Boss was built for real estate agents, not loan officers. That means your loan origination system and your FUB pipeline don't talk to each other, so someone on your team retypes loan status by hand or you pay for a chain of connector tools to keep them roughly in sync. Both cost you, and both still leak.

Quick answer: Follow Up Boss has no native LOS integration because it was built for real estate. To keep loan status synced between your loan origination system (LOS) and Follow Up Boss, mortgage teams either double-enter data by hand or wire up a paid tool chain (typically LOS to Leaf360 to Follow Up Boss to Agent Legend), which requires LOS API keys and adds a monthly line item per tool.

Why Follow Up Boss has no LOS integration

Follow Up Boss has no LOS integration because the product was built to manage real estate relationships, not loan files. BNTouch, a mortgage-specific CRM, states it plainly: "Follow Up Boss has no LOS integrations because it was built for real estate," which leaves loan officers with "double data entry and manually updating pipeline stages."

That's the whole problem in one sentence. Your loan origination system, the LOS, is where the loan actually lives: conditions, docs collected, appraisal ordered, clear to close. Follow Up Boss is where the contact, the referral partner, and the follow-up sequences live. Nothing moves between them on its own. When a borrower's file goes from "processing" to "conditional approval" in the LOS, FUB doesn't know. The stage in your pipeline is whatever a person last remembered to drag it to.

Agent Legend, one of the connector tools mortgage teams end up buying, frames the same gap from the LOS side: "Most LOS platforms are built to manage files, not relationships." So you have one system built for files and one built for relationships, and no wire between them. Someone has to be the wire.

What "the Follow Up Boss API" actually does for you

The Follow Up Boss API is the technical door that lets outside tools read and write data in your FUB account, but on its own it does nothing for your LOS. An API is just a way for two software systems to pass information back and forth automatically instead of a person copying it. FUB has one; that's why connector tools can push a contact or a stage change into it. Your LOS may or may not have one that a third party can use.

The catch shows up the moment you try to connect the two. FUB's own Leaf360 integration help doc requires LOS API keys to pipe loan and document status in. In plain terms: to sync loan status into Follow Up Boss, someone needs credentialed access to your LOS's data door, and that access has to be handed to the connector. If your LOS doesn't expose one, or your enterprise LOS locks it down, the automatic path closes and you're back to a human retyping status.

So "Follow Up Boss API" and "Follow Up Boss LOS integration" are two different things. FUB has an API. FUB does not have an LOS integration. The API is what other companies use to sell you the bridge.

The duct-tape chain mortgage teams actually build

Loan status gets into Follow Up Boss through a chain of separate paid tools, not a single integration. Agent Legend documents the common version: LOS to Leaf360 to Follow Up Boss to Agent Legend, with each link a separate subscription. Each piece is doing a specific job.

  • Your LOS holds the loan file and its status. It's the source of truth for where the loan really is.
  • Leaf360 reads loan and document status out of the LOS (using those API keys) and pushes it toward Follow Up Boss.
  • Follow Up Boss receives the stage and holds the contact, the notes, and the follow-up sequences.
  • Agent Legend runs outbound follow-up and can key off the loan stage, so a message fires based on where the loan is.

On paper it works. In practice you're now paying three monthly line items on top of your LOS and your CRM to move one piece of information (where's this loan) between two systems you already own. And every link in that chain is a place the data can stall.

The tradeoffs side by side:

Double-entry by handThe connector chain
Setup costNoneLOS API keys, three tools wired together
Monthly costStaff timeLeaf360 + Agent Legend subscriptions, plus FUB
Breaks whenSomeone's busy or outLOS has no usable API, or a link drops a sync
Loan status in FUBAs current as the last person to update itAs current as the last successful sync

Neither column is free, and neither is truly reliable. The hand-entry version leaks when a person forgets. The chain version leaks when your LOS doesn't expose an API a connector can use, or when one tool in the middle silently stops passing data and nobody notices until a borrower gets a "congrats on your new home" text while they're still waiting on a condition.

Where the bridges still leak, even when they work

Even a working connector chain leaves gaps, because it only moves the specific fields the tools agreed to move. Everything outside that narrow lane still needs a person. This matches what happens across the rest of FUB's automation, too: follow-up in Follow Up Boss has documented hard limits, and an entire paid add-on business exists to fill them.

The leaks that survive the chain:

  • Fields nobody mapped. The connector syncs loan stage. It doesn't sync the note the processor left about a missing pay stub, or the specific document you're waiting on. That context stays in the LOS.
  • The handoff. When a lead moves from the agent to the loan officer to the processor, the pipeline stage might travel but the story doesn't. The next person opens the file cold.
  • The referral partner. The real estate agent who sent you the deal isn't on any of these tools. They call for updates because no sync reaches them.
  • The stall. A deal parked on the borrower for a tax return doesn't trigger anything. The chain moves status when status changes; it does nothing when status stops changing, which is exactly when a deal dies.

I've written more on the FUB-specific ceilings in Follow Up Boss Automation: What It Can't Do and Workarounds, and on the general problem of syncing a CRM to a system with no open API in How to sync your CRM with a system that has no API.

This is the gap SalesOS is built to close. Instead of a chain of connector subscriptions, SalesOS is a layer that keeps your CRM and your LOS in sync, tracking what stage each loan is at and what commitment is outstanding, and where your LOS has no API a tool can use, it works through the browser the way one of your people would, so status is right without the data entry. It doesn't replace Follow Up Boss or your LOS; it keeps them honest with each other.

Common pitfalls when connecting Follow Up Boss to your LOS

The biggest mistake is assuming an integration exists before you've checked, then discovering mid-setup that your LOS won't hand over an API key. A few more worth flagging before you buy anything.

  1. Buying the connector before confirming your LOS has a usable API. The Leaf360 path needs LOS API keys. If your LOS is locked down or doesn't offer them to third parties, the automatic route is dead before you start. Confirm this first.
  2. Counting only the connector's price. The real cost is the connector plus the tools on either side plus the staff time to maintain and monitor the chain. Add all of it, then compare it against what one recovered deal a month is worth.
  3. Trusting the sync without a check. A dropped sync is silent. If nobody spot-checks that a few loans show the right stage in FUB each week, you'll find out from an embarrassed borrower, not a dashboard.
  4. Thinking status sync solves follow-up. Moving the stage into FUB doesn't work the stalled deal or nudge the borrower. Those are separate jobs. If you want a single view of where every deal sits and how long it's been there, that's a different problem, covered in One pipeline view instead of four dashboards.

FAQ

Does Follow Up Boss integrate with a loan origination system?

Follow Up Boss has no native LOS integration because it was built for real estate agents, not loan officers. To sync loan status you need a third-party connector like Leaf360, which requires API keys from your LOS, or you enter the status by hand.

What is the Follow Up Boss API used for?

The Follow Up Boss API lets outside software read and write contacts, stages, and notes in your FUB account automatically. Connector tools use it to push loan status from your LOS into Follow Up Boss, but the API by itself does not create an LOS integration.

How much does it cost to sync my LOS with Follow Up Boss?

Syncing your LOS with Follow Up Boss through the common connector chain means paying for Leaf360 and Agent Legend on top of Follow Up Boss and your LOS, each as a separate monthly subscription. The alternative, hand-entry, costs staff time and leaks whenever someone forgets to update a stage.

Why does my referral partner keep calling for loan updates?

Connector chains move loan status between your LOS and Follow Up Boss, but the real estate agent who sent you the deal isn't on those systems, so the only way they learn a status is by asking a person.

If your team is retyping loan status between the LOS and Follow Up Boss, or paying for a chain of connectors that still drops context at the handoff, that's the exact leak SalesOS was built to close.
